Booking through Italian Idyll

Italian Idyll established in 2004 is small, select booking agency based in southern Le marche.
David and Fiona Sheppard, a husband and wife team set up the business renting out their houses and friends houses
in the local area.
It steadily grew as the popularity of this beautiful region has spread and there is an ever growing demand for high
quality houses/villas available for rent for  holidays.

We live locally and know the owners and the houses on our list personally. WE take our own photos and try to
remember each detail of the houses so as to give an exact a description as possible.

We recommend each of the houses on our list and only accept new properties if we feel they fit our exacting standards.

The majority are country houses with pools, mostly old, restored farmhouses and some more contemporary villas all
with pools unless other wise stated.

Although our business is growing and expanding outside southern Le Marche now the vast majority of the houses are
in southern Le marche close to the Sibillini mountains and within an hour of the Adriatic coast.

Booking and Payment.

To book a house through us please search our site and send an enquiry or call us directly. See contact details link. We
will then check availability and confirm prices and answer any other questions you have relating to your chosen
property. We can also advise you which one to go for when we know your requirements.We help negotiate prices and
dates where possible and deal with the booking process.

We ask for 1/3rd of the total rental to be paid as a confirmation at the point of booking. We send you our a booking
form and any information you require. We ask you to fill in the booking form and email it back  to us. We advise you
how much the required depsoit is and how to pay. We then confirm again when the payment has been received. The
remainder will be due 9 weeks before arrival either to us or to the actual owner of the house. We will advise you again
regarding all these details.

Directions to the house and terms of the owner will be sent to you along with any other information you need.



We set high standards with  the houses .We insist on a high level of cleanliness, quality linen and towels , all relevant
information to be at the house for your safety and ease. We also arrange a welcome pack of goodies and essentials to be
there to greet you. You will have been given all relevant  contact numbers, info of key collection etc. We try to ensure
you have all this well before you set out.

We will send you our own terms and conditions when we receive your booking but you can read a copy if you wish

We understand it can be  stressful booking a property which you have not  actually seen and we try to ease the stress
by being as helpful and communicative as possible.

Our aim is to ensure you have a thoroughly enjoyable time in your chosen property and will book again through
Italian Idyll and tell your friends about us.

Cancellation Policy

Once the initial one third payment has been accepted the house is reserved for you. If under extraordinary
circumstances you need to cancel the booking you must contact us and we can discuss the situation.
There is not normally any cancellation refund if the cancellation is within 6 weeks of arrival.
However if the house you are cancelling becomes rebooked within that time you should receive up to 75% back.
If the cancellation takes place before 6 weeks of the arrival date you should expect a refund minus administartion
costs.
Cancellation refund also depends on the individual circumstances.
There is no refund once you have arrived at the chosen property.

Please ensure you have taken out adequate holiday insurance.
