Casa Roberta is a very pretty large country house with a private pool set in beautiful gardens amongst the glorious Marche countryside. At the end of a 200m
‘white road’ Casa Roberta is three 3km outside the lovely medieval hill town of Sant Angelo in Pontano and enjoys a private setting in a tranquil location. On three
stories the house has 5 bedrooms. There are three on the first floor, two doubles and one twin, sharing two large well appointed bathrooms with fabulous views.
On the top floor there is a large double bedroom with a balcony, and another large bedroom, with bunk beds and twin beds. These two rooms share a large family
bathroom. This floor is ideal for a family, perhaps with small children, as there is a stair gate at the top of the stairs and it can keep little ones separate from older
house mates in the mornings! Alternatively a large family group might choose to put all the children up on the top floor with adults occupying the middle floor.

The living room has three large French doors leading out to covered loggia or veranda. In summer months the whole space is as one with little distinction between inside and out. The loggia
has fantastic views, over the formal designer garden and into the countryside beyond. There is a huge dining table, and a selection of seating including hammocks and loungers. The loggia is
well lit with atmospheric subtle lighting.

There is a lawn for sunbathing, a further lawn to the side of the house for play with a trampoline, fun for all ages. The path through the olive avenue leads down through lovely perennial
planting to the fabulous pool. 12x5m with ample terrace and a mixture of sun and shade this is where you will probably spend most of your time (the pool is fenced off for safety).

A 20 minute walk along a quiet road takes you into the nearest hill town well stocked with 3 restaurants,3 bars serving excellent coffee, gelati , pizza, beers and wines - the central bar has
satellite TV and makes a great venue for watching Football, Rugby, Tennis and Sporting fixtures. The village has an excellent small supermarket, 2 butchers, 2 vegetable shops, a high quality
bakers, bank with ATM, chemist and a 3 weekly market along with several annual celebrations, Sagras and fiestas through out the year and particularly in summer.
25 mins to Macerata, the main town of the province and home to a spectacular open air opera season every July and early August.
Tennis courts are available a few minutes walk from the house. There are numerous excellent places to eat in the local area and a yearly English language restaurant guide will be at your
disposal.
The generously sized pool has spectacular views and is in a south facing position safely distanced from the house but very easily accessed.The position of the house boasts total privacy, no
noisy neighbours or barking dogs. The odd tractor will be ploughing at times as the location is completely rural set amongst sunflower fields, the house has its own olive grove and vineyard.
along with a fruit tree plantation and numerous fig trees. All at the disposal of guest who can enjoy rustling up a rustic feast in the well equipped hand made wooden kitchen.
Comfort, to end of the market bathrooms, kitchen , a huge tiled loggia with magnificent views , large table, chairs and a rattan chairs to recline with your prosecco and absorb the view .
Layout and House Details:
From the drive you enter the front door into a spacious open hall area with a large wood burner being the center of focus. A cloakroom/WC is off this room. The hall leads into the kitchen and
separately   into the open plan spaciously well appointed sitting room / dining room.
The kitchen is hand built by local craftsmen to a high spec and is well equipped with cookery utensils , crockery, glasses etc.
The kitchen has all mod cons including a large fridge, gas hob, dish washer , centre butchers block table . A utility room off the kitchen has the washing machine, sinks and leads to a side terrace.
Handy for dumping coats, pets and paraphernalia.
The kitchen leads into the dining area which has a table seating for 10 and leads in turn to the sitting area with large commodious sofas, flat screen TV, DVD, music system.
The loggia is accessed through several double glass doors and is tiled and completely rain proof also providing all important shade form the intense Italian sun shine.
There is a small sitting room/play room/ reading room off the main sitting room.
On the first floor there are three bedrooms. Two doubles and one Twin with one shower room with sink, WC and bidet and a bathroom with sink, bidet and WC.
The 2nd floor is accessed at the end of the corridor on the 1st floor and has a king size bedroom and a room with 2 bunks and 2 twins.
These rooms share a generous sized bathroom with separate shower cubicle, double sinks and WC.
There is a small balcony on this 2nd floor perfect for enjoying a morning coffee and spectacular  views with a bit of peace and quiet thrown in.
Young children are well provided for with baby monitors, stair gates, changing mats cots and highchair available plus a collection of games and toys.
The house is newly restored to a high finish - the bathrooms and kitchen have high quality fitting and fixtures.
