Casa Pippa is a delight from the moment you enter through its private gate into its bay and rose edge driveway. The views are all around you from the mountains to the lights on an evening of the village. The property is grassed all around, and a small woodland meandering walkway takes you down to the fields below. Nothing interrupts you here as you are surrounded by the countryside through to the mountain views. Even the swimming pool is situated in an elevated position to enjoy the environment to its fullest, and just by the pool is studio accommodation that you can also relax and take the shade from during the day. Situated in a magical location, just a short drive to the beaches and mountains of the region Casa Pippa is a 2 minute drive or short walk to the mediaeval village of Sant Angelo with its local shops and restaurants to supply all your everyday needs. From the property you are perfectly placed to enjoy every aspect of Le Marche. Casa Pippa is a beautifully restored spacious farmhouse finished to a very high standards using traditional materials re-create a home with all modern standards. The main house has 2 double and 1 twin bedrooms and studio situated by the swimming pool provides 3rd double. The property has areas for alfresco dining of gentle breakfasts, lunches and long dinners by the main house and also by the swimming pool where you can also find a pizza oven. The garden area is fenced and gates provide a secure entrance. You can be in the village either by car in a few minutes or 15 on foot with its small well stocked supermarket, bars, restaurant, pharmacy, butchers, baker and bank. Adriatic sandy beaches with safe bathing and fish restaurants are under an hour's drive. Mountain drives and walks, with skiing in the winter are 50 minutes away. Macerata, the provincial capital (30 mins), hosts a famous opera festival in July/August. Ancona airport is less than 1.5 hours. Casa Pippa is distributed over two floors, plus additional accommodation beside the swimming pool. The pool is access via a flight of steps. The main house consists of dining room, WC, kitchen, living room to the ground floor. The first floor has the master bedroom with en-suite, two further bedrooms that share a bathroom, and plenty of storage along the hallway. The studio by the pool is a spacious living/sleeping area equipped with a fridge, coffee table, chairs and an en-suite shower room. OUTSIDE Sun chairs, beds and umbrellas are all provided for your comfort and safety. The main house is surrounded by garden area of plants, olive trees and grass. From here you can wander through a small wooded area with a gently sloping gravel path. The garden is surrounded by hedging that provides a natural plant fencing. There is a pergola to the front with roses and wisteria growing and a loggia to the rear with a lovely table for eating out. From the garden there are steps up to the swimming pool and studio. The pool is approximately 5m x 12m with steps leading in, and a ledge for sitting on and cooling off. To each side of the steps to the pool are banks of rosemary. Entrance to the house is through a double iron gate leading directly to a good sized gravel parking area. The pool is not fenced and children need to be supervised at all times. LOCAL AREA San Ginesio with its fabulous range of locals shops (excellent butchers, fruit and veg shop to die for, baker, small supermarkets, pharmacy etc) bars (Bar Centrale serves the best home made ice cream in the area) restaurants is 10 minutes by car away. Sarnano is 20 minutes away and Tolentino is 25 minutes. Assisi can be reached in an hour and a quarter as can beautiful Ascoli Piceno. San Ginesio has a host of special fares and themed events in August. The Opera Festival in Macerata also takes place in August. Lovers of fine footware will delight in the Tod's factory outlet shop and fashion lovers will love the Prada and Armani outlets, all located nearby. Art lovers will be treated to original works by masters such as Crivelli and Lorenzo Lotto still hanging in the churches they were painted for. Crivelli's paintings in the church in Monte San Martino are especially worth a visit (35 mins drive) and the local restaurant serves a fine nettle pasta. People who love to walk can stretch their limbs in the Sibilline Mountains and the staggeringly beautiful landscapes of the Pian Grande where the Castellucio lentils are grown is highly recommended as a day trip. Coast/Beach There are beaches at Civitanova Marche, Lido di Fermo, Porto San Giorgio all within 40 minutes drive. Plenty of others line the coast. They are usually busy during July and August but great for the kids with sandy beaches and safe bathing. Food available all along the coast, specialising in great fresh fish. Sossatetto 45 mins drive in the mountains has wonderful trekking, walking, picnicing, wild flowers and a fresh water lake with a village packed with restaurants, shops and bars .Visit Macerata 25 mins drive to experience the spectacular outside opera festival held each July. The village has 4 restaurants, shops, bars, ATM, chemist , fish stall , veg stall and a good supermarket stocking high quality wine and local hams, eggs and olives. There are 2 butchers, baker, 2 veg shops pretty much all you are going to need but larger supermarkets are 10 mins drive max.
