old, atmospheric, relaxed holiday home , high ceiling, spacious rooms and loads of original features make it perfect for family holidays with or without children.
Tastefully furnished in keeping with the age of the house, airy and cool in the summer but cosy in the cold months with central heating and log fires.
The location, close to tolentino but very rural , is absolutely private but convenient for visits to two important , historical towns Tolentino and Macerata.
On an elevated position the house commands magnificent views, the coast is visible on clear days , surrounded by wheat and sunflower fields in summer it is a
tranquil, secluded location. There is a large pool with spectacular views, spacious, flat, lawned gardens and cool spacious interiors.
There are several entrances into Casa Maria. The front door leads into a hall and into the lower reception room which is a sitting room and houses the pool table.The kitchen leads from the
sitting room and is large and spacious with a huge open wood fire. There is a large dining table and chairs, a wooden cream painted fitted kitchen .See below for contents.
There is a back kitchen/utility room leading off the kitchen.One double bedroom is on the ground floor with doors to the front of the house. A bathroom next door serves this room with a built
in bath, separate glass fronted shower, sink, loo and bidet all with chrome fittings.
On the first floor :
Bedroom with double bed, wardrobe bedside tables , lamps. Bedroom with two single beds, wardrobe, bedside table, lamps.
The second large reception, sitting room leads to the two other bedrooms. It has a large, original open fire , sofas, rattan chairs, coffee table, TV with DVD.
The Master Bedroom has a double bed, hanging cupboard, chest of drawers, bedside tables, lamps. There is a private bathroom with a shower, bidet, loo and sink with chrome fittings
Another double bedroom off the sitting room has a double bed, wardrobe, bedside tables, lamps.
Outside: all the ground floor rooms have doors leading to the terraces. The kitchen has several glass doors which when opened in summer gives a conservatory feel.
An ancient old Mulberry tree outside the kitchen has a rustic table and benches and is a perfect spot for outside dining under its shady branches with lovely views of the Marche countryside.
The is a garage which houses the washing machine. the are plenty of garden chairs, sun-beds, umbrellas provided to provide shade on the south facing terraces and pool area.
The elegant, generously proportioned private pool is 14 x 6 with a shallow and deep end with a diving board. The sunbathing area surrounding the pool is spacious and fully paved with a
panoramic fenced terrace which has staggering views to enjoy while sipping a chilled glass or two. The garden is mostly flat , well kept and stocked, perfect for ball games and activities.

The local area is busy with festa and Sagras in the summer time celebrating harvests and holidays. These are great fun for all the family, everyone staying up late into the night, eating gelati
and dancing.
Close by the Adriatic coast with its long white beaches and numerous fish restaurants and nightlife is an easy 40 minute drive. The Sibilini mountains with all their natural beauty, wonderful
walking, skiing, wild flowers and pony trekking along with water sports on a natural fresh water lake are 45 minutes drive from the house.The nearest beach Civitanova is a 40 minute drive
offering sandy beaches and a wide choice of fish restaurants, shops, boutiques and coffee bars.There is a lively night life scene too. The chic resorts of Grottamare and San
Benedetto are a further 30 minutes to the south. Monte Conero National Park is about an hours drive to the north with well marked walks, mountain biking and excellent beaches and
restaurants at Sirolo, Numana and Portonovo. There is a small shop within walking distance and an agriturismo which serves good home cooking.
