CASA FRANCESCA
Casa Francesca offers a superb location tucked away surrounded by
glorious countryside its magnificent far reaching views on all sides.
A sense of total privacy and tranquility prevails yet the house is
3kms or less drive away from 3 idyllic medieval hill tonws which
provide essential shopping needs, pizzerias, bars, and shops. Casa
Francesca has a huge amount of well tended grounds and lawned
gardens to explore, numerous terraces and a long leafy loggia with a
plentiful supply of garden furniture and an elegant grand piano
shaped private pool designed to intrigate itself into its landscape.
The pool is slightly above the house with paved areas and steps
leading to it from the house itself and the garden cottage which
comes with a fully fitted kitchen convenient for pool side cold
drinks and lunches. There is a real pizza oven and barbecue. The
house is a handsome stone and brick farmhouse commanding
fantastic views, with cool spacious elegant interiors. The house and
cottage can sleep up to 10 people , the reception rooms are spacious
and well furnished, tasteful and soothing. The privacy, comfort and
generosity of space inside and in the extensive grounds combine to
make for a perfect holiday location at Casa Francesca.
LAYOUT:
External stone steps lead to the front door with a lobby, a
cloakroom/shower room/WC on the left and a utility room with a
washing machine on the right.
The dining room has French doors leading onto a terrace and
magnificent views . The fitted kitchen leads to the dining room and
has all modern conveniences.
The main sitting room is a doule aspect large room with a wood
burning fire place in the centre comfortable sofas, chaise longue a
TV and sufficient seating for 10 people.
Both ends of the room have French doors leading out to the garden
and loggia which has a table and chairs and access to the pool
terrace.
First Floor:
Two double bedrooms with double beds, storage, and lovely views
from the shuttered windows. A Bathroom is also on this floor with a
large bath, double sinks, WC and bidet.
This floor has a secondary seating room open plan from the staircase
with a open fire place , sofa and chairs used primarily as a reading
room- study area.
Second Floor:
A twin bedded room with french doors leading out to a balcony
with panoramic views .
Cleaning/towels/linen/maid service: Towels and bed linen along
with pool towels are provided. The house will be thoroughly
cleaned prior to arrival. A change of linen and towels will be
provided for a 2 week stay or longer.

Outside
There are lots of places to sit and to eat either by the main
house with a pergola and table situated near the kitchen, a
nice shady area to the top porch, under shady trees, terraces
by the pool and sunbathing area also by the pool. The
property is supplied with sun loungers, a pizza oven and
bbq. The swimming pool has easy access to cold drinks
from the kitchen/living studio accommodation.
Village and local Area
The nearest village a typical medieval hill town, is a 5
minute drive from the house. There you will find
restaurants, a minimarket, chemist, bakery, butcher, bars
and bank. Further afield is the picturesque town of
Sarnano, with its perfectly preserved medieval centre.
Sarnano also has a good weekly market and a thermal spa.
Macerata is the nearest large town. It hosts a summer opera
season, and has a wide range of shops. Assisi and Urbino
are within 2 hours driveost villages have a small grocery
store, a bakery and green-grocery and sometimes a butcher
where you can buy local produce and essentials. There are a
number of big supermarkets, usually situated close to the
main roads which is ideal if you are coming from one of the
major airports and you want to shop en-route. There are
large supermarkets at Civitanova, Piederipa (nr Macerata),
Fermo. A good sized supermarket is situated at Piane di
Falerone.

SURROUNDING AREA
The local medieval village is a stunning , unspoilt example of a
walled medieval hill town. A beautifully preserved and fully
inhabited village with art treasures in one of the 4 churches . The
house is 8 minutes drive into the piazza - there is a small , well
stocked mini mart which sells meat, vegetable, sundries, wine etc.
There is a chemist very close by. A bank with an ATM
ext door there is an excellent pizzeria/trattoria. The is an excellent
supermarket 10 minutes drive from the house . A few minutes
drive there are several restaurants and hill towns to explore and try.
The food is typically Marchigianan and absolutely delicious -
accompanied by one of the many superb Marche wines.

Tennis players can use the tennis camp in the village..
The coast is no more than minutes drive with clean white beaches,
night life, Cafe life and Countless fish restaurants.

La Vita is both a restaurant guide and a general service guide to the
area.
The mountains are less than 25 minutes with all kinds of activities
available including a fresh water lake , restaurants and bars, quad
bike hire , hiking , absailing and horse rides.
Macerata , the provincial city , a stunning medieval walled city
holds a glorious open air opera season every summer for three
weeks - 20 minutes drive from the house.
