town.The house has five spacious bedrooms, three doubles, two twins all with private shower rooms and with the second floor open plan childrens bedrooms which can sleep at
least 4 children also has a shower room .The house offers a high degree of comfort and space, well equipped and very tastefully designed. The new pool 14m x 6 is situated
below the house, in a south facing position enjoying all day sunshine , plenty of shade is provided, is reached by wide, paved steps and has a spacious elegant terrace, south
facing with wonderful views of the valleys beyond including a famous hill town .Immersed in countryside on all sides surrounded by sunflowers , corn fields and olive groves there
are lovely walks from the house which is well located for exploring the region. A vine covered loggia provides a eating terrace close to the kitchen overlooking the pool with
lovely views. To the front of the house there is another terrace to enjoy the view, drink a morning coffee and take in the sunshine.
bedrooms which can be used as double beds and a second floor which has another huge room with a shower, Wc and sink which is specifically designed as a childrens " dorm " with 4 single beds .The house
can sleep 14 plus in reality if all the floors are used but works perfectly for smaller number eg. groups of 10 people .
Situated in the heart of Le Marche and located in the hills below a hill town the position is private and peaceful with wonderful views but not secluded as the hill town is 5 minutes drive or a 25 minute walk.
The town has excellent shopping, three restaurants of high quality serving typical Marchigianan food which is simple and delicious.There are three bars , two in the town piazza and a lovely place to enjoy a
coffee, wine , beer or a gelati ( all of which are of top quality).
The house is newly restored, the restoration taking 5 years in total and done to top specification, furnished with typical Italian style country furniture, terracotta tiled floors, shuttered windows, beamed
ceilings.The environment is safe for children, the pool, not fenced but is a safe distance from the pool, and well within sight of the house. There is a large, grass lawn which is mostly flat, spacious drive and
parking. The house also has a billiard table in one part of the sitting room, sat TV , DVD and a music system to keep the younger people happy.
The kitchen is newly installed , with , capacious gas burning hob and oven a huge fridge, double sinks and loads of work space. The doors from the kitchen lead directly to the terrace with the vine covered
loggia. This spot is ideal for outside eating, long lazy lunches in the shade of the vine. There is a cottage attached to the house but this is not in use at present awaiting commune approval for a further
accommodation.
The bedrooms are located on the first floor each has it s own private bathroom, again newly installed and tastefully designed.
Sun beds, umbrellas are provided along with an outside eating area outside the house covered to shelter you form the hot Italian sun and a perfect place to enjoy sun sets, lunches and dinners under the stars.
Baby sitting is available if booked before hand as is a prepared dishes service, taxi service and a weekly maid service which can be increased. Towels and Linen provided all brand new as this is Casa Collina
first year of rental.
restaurant famous in the area Pippo and Gabrielle is walking distance from the house serving very typical, high quality Marche food with a convivial lively atmosphere and very Italian surroundings.
The village is walking distance about 2 km.
The regional capital Macerata is a 25 minute drive with not only top quality boutiques and restaurants but a spectacular open air opera season in the summer.

Abbey Fiastra is a 20 minutes drive or cycle ride with beautiful walks around the abbey grounds, a magnificent 12 C abbey, a choice of excellent restaurants and horse riding.
Roman ruins at Urbisaglia are close by which makes a fascinating tour. Loreto, Tolentino and further afield Urbino are all within easy reach.
The local area is busy with festa and Sagras in the summer and Autumn time celebrating harvests and holidays. These are great fun for all the family, everyone staying up late into the night, eating gelati and dancing.
Close by the Adriatic coast with its long white beaches and numerous fish restaurants and nightlife is an easy 40 minute drive. The Sibillini mountains with all their natural beauty, wonderful walking, skiing, wild
flowers and pony trekking along with water sports on a natural fresh water lake are 45 minutes drive from the house.The nearest beach Civitanova is a 40 minute drive offering sandy beaches and a wide choice of
fish restaurants, shops, boutiques and coffee Bars there is a lively night life scene too. The chic resorts of Grottamare and San Benedetto are a further 30 minutes to the south. Monte Conero National Park is
about an hours drive to the north with well marked walks, mountain biking and excellent beaches and restaurants at Sirolo, Numana and Portonovo. There is a local Agriturismo the closest restaurant.

Entrance lobby into large sitting room with open fireplace, sofas. Pool table. Into dining room with large table and seating for 16 if needed.
Kitchen is reached from the sitting room . A newly installed fitted kitchen with stainless steel appliances to adhere to Italian regulations.
Large oven with 4 gas hob, larder style 6 ft fridge, double sinks, well equipped for 16 people. Doors lead to the garden and eating terrace situated to side of
house near pool and cottage.
First floor from lobby: Three double well proportioned rooms, all individually styled and well furnished . Two further bedrooms have twin beds which can be
used as doubles in required. Each bedroom has a private shower room with a shower with glass doors, sink, bidet and WC.
Each bedroom has hanging cupboards, chests of drawers, shutters at the window and bedside lighting.
The second floor reached from the spacious landing has two interconnected, attic bedrooms with plenty of head room and very generously proportioned , a
light and airy space for up to 6 children. Four single beds are provided. There is a shower room with a shower, WC and sink.
A small room leads from the bedroom which can also act as a bedroom.
A utility room is to the back of the house with a washing machine, sink and shower.
There is a cottage belonging to the house totally restored but not in use presently. The vine covered eating terrace is situated to the front of the cottage
overlooking the pool and gardens with lovely country and valley views.
The pool is brand new , 14 x 6 meters with roman steps and one depth of 1.5 meters paved surround and flanked by olive trees with a grass verge.
the well tended , huge garden is all laid to lawn with plenty of shrubs, flowers and trees. There is a large driveway and parking area in front . Umbrellas are
provided with the pool furniture and a shower and cassetta are in progress. Ready for summer . The house is approached from a strada bianca and has no
neighbours the location is private, peaceful and rural but is walking distance to the village.
