CASA CLEMENTINO : Set on the outskirts of the village of Curetta in the heart of the beautiful Tenna Valley, Castel Clementino is a recently renovated villa, a part of which incorporates the 16th century hilltop fort of Paese Vecchio. It commands spectacular 360o views from the Adriatic coast to the Sibillini Mountains and north to the hilltop towns of Monte San Martino and Penna San Giovanni. The property has been restored to a very high standard and includes an infinity pool and national size tennis court. Downstairs, open plan in design, includes a large living area with french doors which open on to a large patio with large covered pergola. The living room leads to a good sized dining room and on to the newly fitted kitchen. There is also a separate sitting room/bedroom 5 and a cloakroom with WC. Upstairs there are 2 master bedrooms with en-suite facilities, 2 twin bedrooms and a house bathroom. There is a large covered pergola offering excellent shade leading to a tiled terrace well equipped for dining and sun bathing, and private infinity pool, 10x 5 metres with diving board. The area around the pool is landscaped leading down an olive tree lined path to the private national sized tennis court which has magnificent views. The grounds include an olive grove, a wild grassy area suitable for ball games and a wild woodland grove featuring an abundance of wild flowers and bushes and a Barbecue. HOUSE LAYOUT Entrance hall leads to the sitting room with comfortable leather sofas, an open fire, an audio system and a flat screen TV. French doors leads to the terrace. A dining room with a table and chairs leads into the well equipped kitchen. There is a study with a double sofa bed which is used as the 5th bedroom or a TV , study or reading room. A shower room is next door with a WC and a wash hand basin. Wide stairs lead to the 1st floor which houses the other 4 bedrooms. Master bedroom 1 with en-suite bathroom. Master bedroom 2 with en-suite shower room. Bedroom 3 with twin beds. Bedroom 4 with twin beds. OUTSIDE: The grounds are protected by a large wrought iron set of gates and has a spacious parking area next to the house. The front terrace is gravelled and paved with a selection of pots. A paved terrace has shade provided , a table and wrought iron chairs. The terrace leads from the sitting room , has outside lighting and magnificent views. The pool is 10 x 5 infinity pool with a diving board and exceptional views. The grounds extend to several hectares with an olive plantation and fruit trees , a tree lined path leads downwards to the tennis court which also enjoys breathtaking views. The court is well maintained with an all weather surface. There are areas of wild meadow which are perfect for ball games. The grounds are completely private, not overlooked , the house on its elevated position ensures perfect privacy and 360 degree views. SURROUNDING AREA The local medieval town Sevigliano is a stunning , unspoilt example of a walled medieval with a fascinating history town. A beautifully preserved and fully inhabited immaculate gated and walled town with art treasures in one of the 4 churches . The house is 8 minutes drive into the piazza - there is a small , mini mart selling basic supplies in the hamlet Curetta which is walkiing distance from the house , a lovely relaxing walk mostly along a quiet lane . There is a small bar to enjoy a coffee . There are 3 bars and 3 restaurants in the walled town Servigliano situated in a beautiful, piazza. Two serve excellent pizzeria. There is an excellent supermarket 10 minutes drive from the house . A few minutes drive there are several restaurants and hill towns to explore and try. The food is typically Marchigianan and absolutely delicious - accompanied by one of the many superb Marche wines. Wine maker of the year 2010 - Dezi - a few minutes drive offering wine tasting. See our wine section for more details. The coast is no more than 40 minutes drive with clean white beaches, night life, Cafe life and Countless fish restaurants. The mountains are less than 40 minutes with all kinds of activities available including a fresh water lake , restaurants and bars, quad bike hire , hiking , ab sailing and horse rides. Macerata , the provincial city , a stunning medieval walled city holds a glorious open air opera season every summer for three weeks - 45 minutes drive from the house. Casa Clementino is perfectly situated for day trips to the Adriactic coast, visiting the provincial capital Fermo and its famous Basilica. The cultural capital Ascoli piceno is within an hour. Day rips to Assisi and Spoleto both less than two hours .Macerata is a 40 minute drive with not only top quality boutiques and restaurants but a spectacular open air opera season in the summer. The local area is busy with festa and Sagras in the summer time celebrating harvests and holidays. These are great fun for all the family, everyone staying up late into the night, eating gelati and dancing. Close by the Adriatic coast with its long white beaches and numerous fish restaurants and nightlife is an easy 40 minute drive. The Sibilini mountains with all their natural beauty, wonderful walking, skiing, wild flowers and pony trekking along with water sports on a natural fresh water lake are 45 minutes drive from the house.The nearest beach Porto San Giorgio is a 40 minute drive offering sandy beaches and a wide choice of fish restaurants, shops, boutiques and coffee bars.There is a lively night life scene too. The chic resorts of Grottamare and San Benedetto are a further 30 minutes to the south. Monte Conero National Park is about an hours drive to the north with well marked walks, mountain biking and excellent beaches and restaurants at Sirolo, Numana and Portonovo. .Places of interest: Fermo, Loreto, Ascoli Piceno, Monte San martino.
