Kitchen: Cooker, hob, American-style fridge/freezer, washing machine, tumble dryer, dishwasher. Living Rooms: Living room with french windows,overlooking pool area, with 2 sofas, 2 armchairs, wide screen TV, DVD/CD. Dining room with furniture to comfortably seat 10, sideboard. Newly fitted kitchen. Sitting room/bedroom 5 with double sofa bed, TV/DVD. Other: Downstairs cloakroom/wc. Notes on accommodation As this is a hilltop property with steep banks on the periphery the grounds are not suitable for children under five. There is a large covered pergola offering excellent shade leading to a tiled patio area well equipped for al fresco dining and sun bathing, and private heated infinity pool, 10x 5 metres with diving board. The area around the pool is landscaped leading down an olive tree lined path to the private national sized tennis court which has magnificent views. The grounds include an olive grove, a wild grassy area suitable for ball games and a wild woodland grove featuring an abundance of wild flowers and bushes and a Barbecue. |

| Casa Clementino is perfectly situated for day trips to the Adriactic coast, visiting the provincial capital Fermo and its famous Basilica. The cultural capital Ascoli piceno is within an hour. Day rips to Assisi and Spoleto both less than two hours. Macerata is a 40 minute drive with not only top quality boutiques and restaurants but a spectacular open air opera season in the summer. Web site to Macerata Opera: See below. The local area is busy with festa and Sagras in the summer time celebrating harvests and holidays. These are great fun for all the family, everyone staying up late into the night, eating gelati anddancing. Close by the Adriatic coast with its long white beaches and numerous fish restaurants and nightlife is an easy 40 minute drive. The Sibilini mountains with all their natural beauty, wonderful walking, skiing, wild flowers and pony trekking along with water sports on a natural fresh water lake are 45 minutes drive from the house.The nearest beach Porto San Giorgio is a 40 minute drive offering sandy beaches and a wide choice of fish restaurants, shops, boutiques and coffee bars.There is a lively night life scene too. The chic resorts of Grottamare and San Benedetto are a further 30 minutes to the south. Monte Conero National Park is about an hours drive to the north with well marked walks, mountain biking and excellent beaches and restaurants at Sirolo, Numana and Portonovo. There is a small shop and bar within walking distance and an agriturismo which serves pizzas and basic home cooking. A few minutes drive away Servigliano and Santa Vittoria both have a good selection of pizzerias and restaurants. Good supermarkets are 10 minutes drive .
