Casa Alta is a beautiful Italian villa set in its own secure
gardens with a private heated pool. On a hilltop,
majestically overlooking the authentic Italian village of in a
very unspoilt region of Italy. Casa Alta is in a unique
location second to none: a private villa within a one minute
walk of the heart of the local village:- a rare combination.
The house is very comfortable: airy and cool in the summer
and comfy and cosy during the cooler months. The
terracotta floors and exposed chestnut beams add to rus in
urbe feel of Casa Alta
A 40 minute drive will take you to the safe and clean
beaches of the Adriatic with its excellent sea food
restaurants for lunch right on the beach overlooking the
aquamarine sea.
Ideal for a group of friends, this house is very popular with
groups who choose to holiday slightly off-season. Large
swimming pool with terracotta tiled surround is heated
which means you can enjoy a comfortable dip a little earlier
or later than most houses. There is underfloor heating
available during the winter- perfect for skiers using the
slopes only 40 mins away.
Set in own private and well manicured gardens. Beautiful
views from the panoramic terrace. Barbecque for al fresco
dining enjoy evening cocktails on the terrace. Total privacy
for our guests, but only a short stroll to the village. There is
a fruit and veg weekly market stacked with fresh local
seasonal produce and a very tasty fish stall with its catch
straight from the sea down the road. The village has four
restaurants , one in particular has a panoramic terrace for
eating high above the infinite hills of Le Marche-
spectacular .There are numerous fiestas in the summer, two
lovely bars in the main piazza. You are spoilt for choice in
this wonderful medieval hill town. Macerata the provincial
capital stages a stunning out door opera festival - 25 mins
drive .Enjoy the best of both worlds, privacy, gardens and a
large pool within a medieval walled hill town.
HOUSE LAYOUT
Ground Floor:
Shower room with WC, basin and bidet. Tiled floors.
Kitchen: Fully fitted Kitchen. Fridge/Freezer, Oven/Hob, Work
surfaces with wooden units. Full cutlery and all kitchen utensils
provided, Microwave, Toaster, Kettle, Coffee making machine,
terracotta flooring. Character wooden beamed ceiling.
Utility Room: Washing machine, Iron & Board. Linen basket. The
utility room is in on the ground floor with easy access to the garden.
Living Rooms: One x 2 Seater, One x 3 Seater Sofa. Dark mahogany
sideboard, Coffee table, Lamps, Armchairs. DVD player. Board
Games, Books CD player. Exposed stone character walls, beamed
ceiling and the terracotta tiled floors make this a cool room.
Other: Dining Room. Leads into the sitting room through stone &
brick archway. Mahogany table, chairs to seat ten people. Character
exposed beams, sideboard, fully tiled floor. This is a cool room in
the summer, ideal for a nice lunch in the shade!
1st & 2nd Floors
Bedrooms: Bedroom 1 with double bed and use of a private
bathroom if required. It can be used as a private bathroom or shared
with bedroom 2.
Bedrooms 2 and 4 with double bed and panoramic views with
shared use of Shower room, WC, Sink and bidet.
Bedroom 5 Spacious rooms with Double bed and use of single bed.
Bedroom 3 - Provides access to 2nd floor via a staircase. This
bedroom can be made private if no using the 2nd floor.
It is suitable for children - having two twin beds that can be used as
a double.
Bathrooms: En-suite to Bedroom 1 with bath/over shower, electrical
shaving point, bidet and WC.
Bathroom 2 and 3 are tiled with shower unit, bidet, WC and wash
basin.
The Village: Sant Angelo in Pontano.
This is a lovely, often overlooked village full of unspoilt charm yet
with pretty much everything you require- literary on your
doorstep. It is beautifully preserved yet fully inhabited and vibrant
village with a wealth of authentic charm and history. It has a well
stocked mini-mart which sells local meat, vegetable, sundries, wine
etc. There are chemists, butchers, grocers, bakers( with fresh bread
and pastries)and an ATM. Needless to say, there are restaurants
specialising in the delicious seasonal dishes of the area as well as
bars to enjoy coffee, ice creams, snacks and maybe a game of table

at the house.
There are public Tennis Courts which can be booked.
The Adriatic Coast is no more than 45 minutes drive with clean
white beaches, night life, Cafe life and countless fish restaurants.
Macerata with its famous Open Air Opera Season (July/August) is
only 25 mins drive. The heart of the Sibillini National Park with
its spectacular peaks, walks and lakes is only 35 mins drive.
Loreto, Ascoli Piceno, Conero , Ancona, Assisi, Frasassi Caves,
Adriatic Coast, Rome, Bologna , Urbino - All these places of interest
are do-able as daytrips or an overnight stay .
