| La Frattina has large, light well appointed rooms , all the receptions rooms have french doors leading to the long terrace. The house has high ceilings and terracotta floors and keeps cool in the summer months. A large balcony off a twin bedroom has lovely views of mountains, there is a covered, shaded loggia for outside dining leading from the kitchen. The windows all have wooden shutters. There are six bedrooms with double and twin beds , the rooms are spacious .The house is excellent for children, families or larger groups. But also offers elegant, comfortable accommodation for smaller groups who want to enjoy a spacious, gracious Italian living. The kitchen was newly installed in 2006. |

| The Accommodation: An elegant entrance hall leads from the long terrace that runs along the whole of the front of La Frattina. The hall has a staircase leading to a small apartment of bedrooms. The hall has a library area with a chaise lounge and shelves of books. The Hall leads into the very spacious sitting room which is divided into two areas. There is a large open log fire dominating the room with a table and chairs and also plenty of sofas and seating. The other part of the room has a small TV and Video player, more seating and tables and a piano. It is a perfect reception room for a larger group, sit and enjoy the warmth of the fire in winter, play board games in the other area , play the piano or watch a film. French doors lead out to the terrace area and so through the garden to the pool. There is a cloakroom/WC beneath the staircase. The dining room leads from the sitting room and again is dominated by a large open wood fire with handsome frie irons. All the fireplaces work. The dining room has seating and a table for 10/12/ This is another lovely light room the sunlight floods in from the glass doors which lead to the terrace. A beautifully appointed room for dining or board games. The Kitchen leads directly to the dining room and also out to the covered loggia which has tables and chairs and is a lovely place to eat al fresco with gorgeous views and complete and utter privacy. The large fitted kitchen was newly installed in 2007 and has all the necessaries. A dish washer, oven, hob, alot of work surface, kettle and microwave . |

| The Main Staircase leads to the first floor which has two double bed bedrooms with wardrobes and storage. There are also two large bedrooms with twin beds in each again with wardrobes and storage. One twin room has access to the large balcony tarrace which has lovely views of the mountains and Italian countryside. There are two spacious bathrooms each with a bath, shower attachment over the bath, sink and WC. Both bathrooms are next door to the bedrooms. The elegant bending staircase from the entrance hall leads to another suite of rooms. There is a small anti room which can be used as a sitting room or study. It has chairs and a day bed. There is a master bedroom with an antique dressing table and double bed as well as a wardrobe and other furniture. There is another double bedroom which can be made into twins if preferred. There is also an old fashioned style, large cot. The two bedrooms are served by a bathroom in similar style to the other two. This has a bath, shower attachment above the bath, sink and WC. All the rooms have shutters, the whole house has terracotta tiled floors and very high ceilings ensuring a cool internal atmosphere but the house also has central heating and ample log fires making it a wonderful winter retreat and a perfect Chistmas and New Year Holiday Rental. Outside: Long private drive, ample parking. Loggia with shade, tables, chairs. Terrace along front of the house with sun loungers and umbrella. Path to gardens and grassed pool terrace. Pool rectangular, 12 x 5 m, ship steps, deep and shallow ends. 10 hectares of land, lovely walks and views, mature, well tended grounds, vineyard, chapel in grounds. Flat safe areas for children.
